Be Prepared To Provide The Following Documents

We appreciate your interest in partnering with Harkoda Condominium Services. Your application has been received, and our team will review it shortly.

To ensure a smooth approval process, please review the checklist below and confirm that your business meets all the necessary requirements.


Step 1: General Business Requirements

Be prepared to provide the following documents:

  • Registered Business – Your business must be legally registered in Ontario.

  • WSIB Clearance Certificate – Proof of good standing with the Workplace Safety and Insurance Board (WSIB).

  • Liability Insurance – A minimum of $2 million in general liability insurance ($5 million or more for major projects). Your certificate of insurance must list Harkoda Condominium Services Inc. and the condominium corporation as additional insured parties.

  • Harkoda-Approved Contract – Be prepared to sign an agreement outlining the scope of work, payment terms, timeline, and warranties.

  • City of Toronto Business License – Required for certain trades, as applicable.


Step 2: Trade-Specific Licenses & Certifications

If your work falls into one of the following categories, additional licensing and certifications may be required:

General Construction & Renovation

  • Building Renovator License (for structural work)

Electrical Work

  • Licensed Electrical Contractor (LEC) – Registered with the Electrical Safety Authority (ESA)

Plumbing & HVAC

  • Master Plumber License (City of Toronto)

  • Certificate of Qualification (CofQ) in Plumbing (Ontario College of Trades)

  • TSSA License for HVAC Contractors (for heating, cooling, and gas work)

Hazardous Material Removal

  • Asbestos Abatement Certification (for asbestos removal)

  • Mold or Lead Removal Certification (if applicable)

Elevators & Escalators

  • TSSA Elevator Contractor License

Roofing & Exterior Work

  • Working at Heights Certification (mandatory for any work performed above 3m)


Step 3: Safety & Compliance

All vendors must adhere to strict safety regulations. Ensure you have:

  • Health & Safety Program – Provide Occupational Health & Safety (OHSA) policies.

  • Fall Protection Training – Required for work above 3m.

  • Confined Space Training – Necessary for work in mechanical rooms, crawlspaces, or underground areas.


Step 4: Due Diligence & Verification (CCDC-11)

Before approval, vendors must also provide:

  • References & Past Projects – At least three references from similar projects.

  • Permits & Approvals – If required, permits must be obtained from the City of Toronto Building Division before work begins.


Final Approval Checklist

Your application will be approved once we have received and verified:

  • All required licenses & certifications

  • Insurance & WSIB coverage

  • Signed contract outlining scope, timeline, and payment terms

  • Necessary permits (if applicable)
